Property Checks & Rental Turnovers in Tiny Township, ON

We visit your empty cottage on a schedule through the off-season, send you photos, and fix what we find. This service is for owners who live in the city and own a place at Woodland Beach, Balm Beach, or Thunder Beach that sits empty from October to May, and for the hosts of Tiny's licensed short-term rentals who need someone local between guests.

What a Scheduled Check Covers

Every visit follows the same list so nothing depends on memory. Outside: roof and eaves for ice dams, siding and windows for damage, doors and windows for signs of entry, snow load on the deck and any flat roof, the driveway for access. A check takes twenty to thirty minutes and we come every two or four weeks, your choice.

Why Empty Cottages Need Eyes on Them

A furnace that quits in January in a cottage nobody visits until May means burst lines and a flooded crawlspace, which no one wants! Even a branch through a window in a February ice or wind storm. Many insurers want vacant seasonal properties checked at set intervals, and the photo record we keep and send to you directly helps with insurance.

Short-Term Rental Turnovers

Tiny licenses short-term rentals, caps the number at 300, and limits rental days, and 177 owners applied in 2024. Guests leave things behind and break things, and the next booking sometimes can't wait.

We can handle the fix-ups between stays: the screen door that came off its track, the loose towel bar, the dripping faucet, the deck board that lifted, the smoke detector battery, the lockbox that jammed. A host can send us the turnover date and a photo of the problem, and we fit it between checkout and check-in. Note, we do not clean as we are not residential cleaners.

Property Checks & Rental Turnovers FAQs

  • What happens if you find a problem on a check?

We photograph it and call you right away. If it is urgent, a burst line or an open window, we stop the damage first: shut the water, board the opening, clear the ice dam etc. Then we quote the proper repair. If it needs a licensed trade, we can help coordinate and meet them there.

  • Will you hold a key?

Yes, or a lockbox code. Keys are tagged with a number, not an address, and kept locked. Many owners prefer a lockbox so they can change the code between our visits which also works for us!

  • Can you check on the place after a storm, outside the schedule?

For most cottages, yes. A walk-in shower uses less hot water than a tub, which matters on a septic system and a small water heater. It is safer for older guests and frees floor space in a small bathroom. If it is the only tub in a family home, we flag the resale question before removing it.

  • Do you work with property managers and cleaners?

Yes. We are realistically the repair portion and can coordinate with other trades or a cleaner.
