Sheds, Bunkies & Screened Porches in Tiny Township, ON

We build storage sheds, sleeping bunkies, and screened porches sized to the Township of Tiny's permit rules and placed clear of the septic bed. This service is for cottage owners who need a place for the kayaks and the mower, families who have outgrown the cottage and want a bunkie for the kids or the in-laws, and anyone who wants to sit outside in July without the mosquitoes. You get a structure that is square, dry, and legal, with the permit question answered before the first post goes in.

The Permit Line, in Square Metres

The Township publishes it. A shed up to 15 square metres (161 square feet), one storey, detached, used for storage only, with no plumbing, needs no building permit. Any other detached structure over 10 square metres (108 square feet) does, which covers most bunkies, gazebos, and playhouses. A pergola over 18.6 square metres needs one. A screened porch attached to the house is an addition, and additions of any size need a permit. Small-project permits start at $275, exempt structures still have to meet the zoning bylaw's setbacks, and the Building Permit Coordinator answers at 705-526-4204. We size the shed to stay under the line when that is what you want, and we price the permit drawings in when it is not.

Septic First, Then Footings

Every lot in Tiny is on septic, and the Township requires that any new structure keep its clearance from the tank and the leaching bed. A shed pad over the bed compacts the soil and shows up on the six-year re-inspection as a hard surface the inspector will flag. Before we set a post we find the tank lid and the bed from the septic permit on file or the cleanout, and we stake the structure clear of both. An addition or a bunkie that someone might sleep in also triggers a Sewage System Review from the Township, $263, to confirm the system can carry it. We tell you that before you fall in love with a floor plan.

What We Build

Sheds on a gravel pad or deck blocks, framed in two-by-four, sheathed, sided to match the cottage or in board-and-batten, with a steel or shingle roof and a door wide enough for the mower. Bunkies with a proper floor, insulation if you want three-season use, windows, and a screen door, built to the drawings the permit requires. Screened porches on an existing deck or a new frame, with screen panels you can swap for storm panels in the fall. We do not run electrical to any of them; a plug-in light or a solar lantern is fine, and anything hard-wired goes to a Licensed Electrical Contractor who files the ESA notification.

What Affects the Price

Size, the foundation the ground needs (deck blocks on sand, a gravel pad, or sonotubes below frost), roofing choice, siding, and whether a permit and drawings are part of the job. A basic 8-by-10 storage shed is a two-day build. A bunkie is a week plus the permit time. A screened porch depends on whether the deck underneath is sound. We quote the whole thing in writing, materials itemized, and we schedule builds for the shoulder seasons when the beaches are quieter and lumber yards are not.

Sheds, Bunkies & Screened Porches FAQs

  • Can we sleep in a shed built under the permit line?

No. The exemption is for storage only. A structure you sleep in is a bunkie, and the Township treats it as a detached structure that needs a permit above 10 square metres, plus the septic review. We build bunkies, we just build them with the permit.

  • Can you build near the beach?

Not on the beach side of the 178-metre flood line without the Township's say-so, and an interim control bylaw extended in 2024 stopped new structures and landscaping near the shoreline. Ask the Township whether it still applies to your lot before planning anything there. We build on the landward side and stay inside the setbacks.

  • Do you need a survey?

For an exempt shed, no, as long as we can see the lot lines and keep the setbacks. For a permit build, the Township may ask for one, and on waterfront lots an older survey may not show the 178-metre line. We tell you at the quote if a survey is likely.

  • Can you draw the permit plans?

For small projects, yes, to the Township's Part 9 requirements, and we submit through Cloudpermit. Larger or unusual builds go to a BCIN designer, and we can recommend one.
